Mattsee, a very special place in the nearer landscape just 30 min driving by car from Salzburg. Beautiful surrounded by lakes and hills, quiet and very traditional, should be a perfect location for a 5 Star superior Hotel.
Around 10 big companies are situated in the microenvironment of Mattsee. The Salzburg festivals and other trade fairs generated around 700.000 visitors every year.
In the micro environment of Mattsee the castle Mattsee, the wine cellar, the Diabelli summer and the „Schlossbergspiele“ are attracting additional customers.

The most suitable location for the concept of a chalet hotel or holiday hotel is location Unersee. It is situated on a hill and offers a great view. Additionally the location is close the city center and to the lake Mattsee (with 3.6 squaremeter).

Specially in the higher accommodation there is a big chance to bring more and other guests. At the moment there are only a few certificates hotels in Mattsee situated:
Mattsee has about 70.000 overnights per year and the guests stay 4 nights. Almost the half of the guests coming from other countries then Austria.
Mattsee is well known for summer tourism. Almost half of the yearly arrivals are generated in the months June, July and August.

Investment costs and space requirements
Based on the experience of Kohl & Partner it can be said, that due to the size and the intended „estate style“ of the planned 5-star-hotel more investment costs have to be expected compared to a smaller realization of the hotel in one building. At this point of assessments, estimated investments costs of Euro at least 250,000 per room can be expected.
This results into 25 to 27 Million total investment costs for 100 rooms and into 20 to 22 Million total investment costs for 80 rooms. (without taxes, costs for the property and underground car park)
In addition, a gross floor area of 110 m² per room (without underground car park) can be expected. This results in a total gross floor area of around 11,000 m² for a hotel with 100 rooms and around 8,800 m² for a hotel with 80 rooms.
Regarding the needed space for the property, at least 10,000-15,000m² or better 15,000 to 20,000m² available space should be calculated.
This space is needed due to needed outdoor facilities (garden, terrace, pool, parking space, driveway etc.) Compared to regular hotels, for a hotel with the planned quality and the described concept (estate style with chalets) a bigger space might be needed.

For the capacities of the „hide away“ Chalet hotel we have been using the following parameters: 50 available rooms (100 beds)
It is assumed, that the Deluxe Hide Away will be open 365 days of the year. In the first observed year there will be a room occupancy of 60% or 11,140 occupied rooms.
Referring to the bed occupancy, it is assumed, that 100% of the overnight are generated by leisure guests. In our planning is a double occupancy coefficient of averagely 2 persons per room can be expected. Thus, our calculations amount to a bed occupancy of 60% or 22.280 overnights in the first observed year.
The planned 5 Star wellness and holiday Hotel or „hide away“ Chalet Hotel should attract customers from Austria, the neighbouring Bavarian region and from the urban centers Munich, Salzburg, Rosenheim, Bad Ischl, Linz and Passau.
The good infrastructure and the proximity to the cities: Munich, Salzburg, Linz and Vienna open up the opportunity to combine numerous interests and holiday forms of culture and society interested customers.
Besides the beautiful nature, the region around Mattsee offers several sport and leisure opportunities which can be of great interest for the nature-loving customer.
From the consultant point of view, a combination of the two presented concept is possible and seems to be successful.
